As the Construction Closeout Manager, your role is pivotal in guiding our development and construction projects through their final phases to ensure a smooth transition into their operational life. Your responsibilities encompass orchestrating the closing stages by consulting with general contractors, compiling comprehensive operation and maintenance manuals, securing necessary licensing documents, tackling punch list items, and overseeing warranty issues. This position demands keen diligence and a proactive approach to project management to achieve successful project completion and handover.

Project Coordination and Management: Oversee and coordinate the final stages of construction projects. Function as the primary point of contact with general contractors and TLE Construction Project Managers during the closeout phase. Collaborate closely with contractors to collect all necessary documentation for project closeout. Foster strong relationships with contractors to facilitate smooth communication throughout the closeout process. Conduct site visits on the 30th day post-CO to verify the completion of all punch lists, warranty, and complete items.
- Operation and Maintenance Manuals: Collaborate with general contractors to ensure timely submission of operation and maintenance manuals. Oversee the compilation and organization of each facility's comprehensive operation and maintenance manuals. Ensure that all manuals meet TLE's standards and requirements.

Documentation: Ensure all necessary warranty and licensing documents are collected, organized, and accessible before opening a new location.
- Punch List Oversight: Address and manage punch list items promptly, coordinating with contractors and subcontractors to ensure all deficiencies are corrected before project handover. Regular follow-ups should be conducted to address any outstanding items and ensure the completion of all necessary tasks.
- Warranty Management: Oversee warranty issues, ensuring that concerns are addressed and resolved promptly to maintain project integrity and franchisee satisfaction. Function as the central point of contact for franchisees in reporting and processing warranty issues during the first 60 days of operation.
- A minimum of 5 years of construction management experience, focusing on project closeout phases.
- Ability to travel up to 50% nationally
- Proven history of successfully managing the closeout of large-scale construction projects.
- Strong understanding of operation and maintenance manuals, licensing processes, and warranty management.
- Excellent communication and coordination skills, with the ability to manage multiple stakeholders.
- Detail-oriented with strong organizational and critical thinking skills.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Proficient in construction management software and tools, specifically ProCore.
- Ability to visit and inspect construction sites.
- Must be able to work in varying weather conditions and navigate active construction environments.
